Pet Policy

At Byrd Property Management, we understand that pets are part of the family. We strive to offer pet-friendly housing options while maintaining high standards for property care and consideration for all residents. Our pet policy is designed to balance the needs of pet owners, property owners, and neighbors.

General Pet Policy

  • Pet Approval Required
    All pets must be disclosed and approved prior to move-in or prior to bringing a pet into the property. No unauthorized pets are allowed at any time. This includes pets brought by guests or temporary pet sitting. Unauthorized pets may result in lease violations or additional fees. In some cases, unauthorized pets may be grounds for eviction from the property.
  • Pet Limits
    • Most of our pet-friendly properties allow up to two (2) pets, with some permitting up to three (3).
    • The allowed number of pets may vary depending on the specific property, owner preferences, HOA rules, or insurance requirements.
  • Pet Types
    • Only domesticated dogs, cats, and small caged animals (e.g., hamsters, guinea pigs) are permitted.
    • Exotic animals and farm animals (e.g., goats, chickens) are not permitted under any circumstances.
  • Breed Restrictions
    Certain properties have breed restrictions due to insurance and liability concerns. The following dog breeds, and any mix thereof, are not permitted at any Byrd Property Management property:
    • Akita
    • Alaskan Malamute
    • American Bull Terrier
    • American Staffordshire Terrier
    • Beauceron
    • Bullmastiff
    • Cane Corso
    • Chow Chow
    • Doberman Pinscher
    • Dogo Argentino
    • Fila Brasilerio
    • German Shepherd
    • Mastiffs (all types)
    • Ovcharka
    • Pit Bulls
    • Presa Canario
    • Rottweiler
    • Staffordshire Bull Terrier
    • Wolf Hybrids
  • These restrictions are non-negotiable and apply even if the dog has no history of aggression.
  • Age Restrictions
    No dogs under the age of 9 months are permitted.
  • Spaying/Neutering Requirement:
    All pets must be spayed or neutered prior to move-in. Written proof from a licensed veterinarian must be provided. Exceptions will only be considered for documented medical or age-related reasons and must be supported by written veterinary documentation and approved in writing by the property management company prior to occupancy.
  • Pet Screening
    Byrd Property Management requires all applicants with pets to complete a third-party pet screening prior to approval. This screening is an additional cost of $30 paid by the tenant directly to the pet screening company.
  • Pet Fees & Pet Rent
    Not all properties allow pets. If pets are permitted, the following fees and rents apply:
  • No pet deposit is required beyond the standard security deposit.
  • A one-time, non-refundable Pet Administrative Fee of $249 is charged per pet.
  • Monthly Pet Rent is based on a “paw score” (1 to 5 paws), determined by our 3rd party pet screening vendor:

     

    • 5 Paws – $20/month
    • 4 Paws – $25/month
    • 3 Paws – $35/month
    • 2 Paws – $45/month
    • 1 Paw – $70/month
    • 0 Paws – Pet is not permitted.

Property-Specific Restrictions

  • No Pet Properties: Some homes do not allow pets at all based on owner preference or HOA rules. These restrictions are strictly enforced.
  • Conditional Pet Properties: Certain homes may allow pets conditionally—such as only small dogs under 25 lbs or a maximum of one pet.

Resident Responsibilities

  • Tenants are responsible for any damage caused by pets, including damage to floors, landscaping, or furnishings. Extensive damages caused by pets may go above and beyond the amount held as a security deposit. For example, if a property is left with a lingering pet odor, it may require special treatments or full replacement of the flooring. These charges will be the responsibility of the tenant, and Byrd Property Management will pursue full payment to the extent allowable by law.
  • Pets must be leashed when outdoors and may not be left unattended in common areas.
  • Excessive noise or behavior issues may result in lease violations.
  • Pet owners must clean up after their pets and dispose of waste properly.
  • All pets must be spayed/neutered and up-to-date on vaccinations.

Service & Emotional Support Animals (ESA)

We fully comply with the Fair Housing Act and ADA. Service animals and emotional support animals are not considered pets and are exempt from pet fees and breed/size restrictions. Valid documentation is required.

Lease Supremacy Clause

Because Byrd Property Management oversees a wide range of homes for various property owners, individual lease agreements may include specific pet-related terms that differ from this general policy. In the event of any conflict between this Pet Policy and the signed lease agreement, the lease will supersede this policy. Tenants should refer to their lease for final terms regarding pet approval, restrictions, and fees.
