Market Analysis

Each property is unique and the rent should be right for your property. That’s why we use specialized tools and old-fashioned manual area review to help set the appropriate rent for each property. It’s important to get the most rent possible, but not price yourself out of reach. That’s why we use a combination of automated analysis tools and a review of rentals on the market today.

Rental Marketing

Rentals should be marketed and promoted in the same way as a property for sale. That’s why we help review your properties and make suggestions to prepare them for marketing photos and tenants. We photograph the property, create the listing and make sure it’s listed on all the major rental websites from Zillow to Facebook.

Tenant Screening

Getting the right tenant in your rental is one of, if not the most important aspect of managing any rental property. That’s why we thoroughly screen all applicants including a criminal background check and credit check. We gather proof of income, contact previous landlords, and meet with them in-person to make sure we have the right tenant in the right property.

Rent Collection

Gathering rent can be a hassle. We provide options for tenants that include an online portal for easy payment. Tenants can even set up automatic payments without any extra fees. Rent reminders (and late fees) are also fully automated. All this makes it easy for tenants and worry-free for landlords.

Property Maintenance

We take calls and messages at any time 24/7 to make sure any issues that come up are handled in a timely manner. Our longstanding relationships with contractors ensure we get the right licensed and insured contractor handling the job. We also document every fix – big and small – so you always have detailed records of your property.

Move-in & Move-out Inspections

Inspections are critical to maintaining any rental property. When tenants move-in we do a walkthrough with them to photograph every room and ensure everything is ready to go. When they move out we perform another inspection to compare the condition of the property and ensure that everything is addressed and any damage from tenants is properly accounted for.

Our main office is in Chesterfield, Virginia (in Brandermill off Genito Rd). We also have offices  in Short Pump (in West Broad Village) and downtown (on Main Street near VCU and the Fan). Through these locations, we serve the Richmond Region including Midlothian, Henrico, Glen Allen, Mechanicsville, Richmond City/Downtown, Chester, and beyond.
