Section 8 Housing Vouchers – Frequently Asked Questions
For Tenants who hold a Section 8 Housing Voucher:
Do you accept Section 8 vouchers (also known as Housing Choice Vouchers or HUD Vouchers) ?
Yes. Applicants with vouchers are accepted but must meet all property requirements. For example, most of our properties require a minimum credit score of 620 (Experian). There are also income requirements of 3x the rent or better. We can offset income with the voucher but any portion of rent that must be paid by the tenant must be covered by verifiable income of 3x that amount or more.
If I have a voucher do I still need to pay the application fee?
Yes. We can’t waive the application fee for anyone. There are also no discounts on the application fee or any other fees. The application fee as of Oct 2024 is $49 per applicant (18 and older).
If I don’t get approved, can I get a refund for my application fee?
No. We do not refund application fees for any reason. This fee helps to cover the time needed to review all applications and the cost of credit and background reports.
If I’m approved do I need to pay the lease administration fee?
Yes. The lease administration fee (only required when an approved applicant signs a lease) is required on all leases. The current lease administration fee as of Oct 2024 is $199.
Can I pay part of the deposit before move-in and another part after move-in?
No. The full security deposit and first month’s rent must be paid before you get the keys to your new home. (In most cases, the security deposit equals one month’s rent.)
