How much do you charge for property management?

Our standard fee is 10% of the monthly rent. For more details, see our pricing page.

Are you licensed?

Yes, Byrd Property Management is fully licensed and insured. All 3rd party contractors are also required to maintain proper insurance and have the appropriate license.

How is rent handled?

We collect rent for our owners. Tenants can pay through the tenant portal and can even set up the rent to be automatically withdrawn from their account each month.

How do you screen tenants for my property?

Our screening process is the core of our service. Tenants complete their applications online and approve a credit and background check. We also call previous landlords and employers to confirm what they claim on the application.  

How do you handle maintenance issues with my property?

Tenants submit all maintenance requests through the tenant portal. Depending on the request, we dispatch the appropriate professional. For expenses under $250 we do this without hassling property owners, but anything over that amount requires owner approval. (This amount can be adjusted upon request.) We track the process and expenses for you and provide a detailed report at the end of the year. 

Can I access my property accounting online?

Yes. Owners have access to the owner portal to track all the details of their property at any time.

How often do you inspect your rentals?

We perform in-person visual inspections when tenants move in and out. At these inspections, every room is photographed from multiple angles to document the condition. We also inspect the property at least once a year or upon request of the owner or tenant. In most cases, this is adequate and allows our tenants to enjoy their homes in peace.

Do you allow pets?

Each property and property owner is different. Generally, we discourage large dogs and ban aggressive breeds. Some property owners have other preferences, and ultimately it’s up to the property owner if they want to allow pets. If pets are allowed, a pet fee is charged to the tenant.

I found my own tenant for my vacant property. Can Byrd Property Management still manage it?

Yes! We are happy to work with tenants you have identified. However, to ensure the safety of your investment and compliance with our management standards, every prospective tenant must complete our full screening process. This includes a credit check (620 minimum), income verification (3x the rent), and a review of landlord references. Learn more about why we screen all tenants here.

What happens if the tenant I found doesn’t meet your screening criteria?

If a tenant fails to meet our minimum requirements, we will inform you of the specific reasons for the denial. Because our management contract is built on the foundation of placing qualified residents, we cannot manage a property where a non-qualified tenant is placed. If you choose to move forward with a tenant who did not pass our screening, we will be unable to provide management services for that property.

Our screening process is designed to minimize risk for the property owner. High-standard screening results in lower eviction rates and better property maintenance. Furthermore, applying our standards consistently to every applicant ensures we remain in compliance with Fair Housing laws, protecting both you and our firm from potential legal disputes.

How do tenants apply?

When a property is available, an online application link will be available on our website specifically for that property. Anyone interested in your property can complete their application online from any device. We charge a fee of $49 to all applicants which covers their background and credit check.

When will I receive my owner distribution payment?

Most owners see funds in their account between the 15th and 20th of the month. This can vary depending on when your resident pays and how many business days fall within the processing window. Learn more about the full payment flow here.
